Your First Facebook Ad

The following guide is for those who have never setup a housing ad on FB. Your active FB ad account, published FB business page, and payment methods are in good standing and valid.


Let's get started on your first Facebook ad setup.   

Go to https://www.facebook.com/ads/manager/creation/


Click on " Traffic"

Click continue at the bottom.






After clicking continue, a new page pops up with settings for campaigns, ad sets, and ads. Campaigns is selected to begin with.


  1. Name your campaign - whatever you want - this is just for your own internal records.
  2. Select Housing within the "special ad categories" section.
  3. click next - bottom right.


  1. Ad set name - this could be the city you plan on targeting with this ad set.
  2. Conversion - select website.
  3. Performance Goal - leave as default
  4. Cost per result - optional - leave blank
  5. Dynamic Creative - leave off for now. you can turn on as you learn more about FB ads.
  6. Budget - Select daily or lifetime budget and then enter a dollar amount. Set an end date if you want to.
  7. Audience control - hover over united states, click edit, and enter a single city you want to target with this ad. A 15+ mile radius will automatically populate.
  8. Placements - hover over Advantage+ placements and click edit. Click manual placement and select FB feed.

After selecting Facebook Feed - select NEXT bottom right which will then bring up the ad settings



  1. Ad Name - Name your ad whatever you want.
  2. Identity - Select your FB business page.
  3. Ad Setup - Leave as default and move to Ad Creative
  4. Ad Creative - Media - upload an image of a typical home in the city you are running ads for. Exterior shots usually work the best. Add your text, select a call to action. Primary Text, Headline & Description can be copied/pasted from sample text at the end of this document but feel free to test your own copy.
  5. Destination - select website and enter the URL of the city you are targeting. This should be a URL to the city page on your HVL site. So NOT the home page. If your HVL url is socal.homevalues.net then you should send people to socal.homevalues.net/san-diego if you are setting up an ad for san diego.
  6. Scroll down and hit the publish bottom lower right.

Replace  "  Enter name of City" with whatever city you targeted in the beginning of the ad creation process.



  • Our system will email you asking if you would like us to review your ad after you get a couple of leads.  If you take us up on this offer, we will also double check all of your site settings to make sure everything is kosher.
  • Don't run ads a couple days before/after a holiday because ad cost increase significantly.  You can reset your start date even after you finish the ad.
